Application

 Applications will not be considered complete until we have received copies of the following documentation. If you are unable to upload and email us the documents, you may deliver hard copies to our office. In addition, on your application we will need the email address of the following individuals. 

  1. Previous landlord 
  2. Current employers  
  3. Personal references

Documents

 

  1. You will need to provide proof of your monthly income.
  2. 2-yrs rental history with landlord references.   
  3. Valid driver’s license
  4. Paycheck Stubs for 2 months
  5. Proof of any other income
  6. Bank statements for 2 months 

Qualifications

 

  1. All adults must pass a background check (criminal/eviction history/credit check).
  2. The total household gross monthly income must be at least 3 times the amount of the rent. 
  3. Must be over the age of 21.

Financials


  1. 1st month rent or prorated amount depending on when you move in.
  2. Security Deposit, this is generally the same amount of the rent.
  3. If pets are permitted, there is a $300.00 per pet refundable deposit.
  4. Renters Insurance

Dis-Qualification

 

  1. Unsatisfied judgments, liens or collection accounts. 
  2. Evictions within the previous 3 year period.
  3. Excess debt
  4. Payments more than 60 days past due.
  5. Felony convictions within past 7 years. 

Pet Policy

 Pet Policy depending on the property, tenants may or may not be allowed to have pets on the Premises. If pets are not allowed on the premises, they are not to be allowed at anytime, with the exception of licensed animals needed by the blind, deaf, disabled or under any medical conditions with documentation. If pets are agreed upon then tenant will need to read our Pet Agreement and sign at the time of leaseing property. If pets are permitted, there is a $300.00 per pet refundable deposit.  

Renters Insurance

We require all tenants to have a Renters Insurance Policy.  


Renters insurance coverage protects you and your personal belongings if the worst happens. While you may only be renting your apartment or house, chances are you own most of the stuff in it. And while your landlord's insurance policy on the home typically covers the building structure itself, protecting your valuables comes down to you.
